For commercial properties: client ensures work authorization, access, and that any required approvals (HOA/PM) are obtained prior to scheduling.

7) Dispute Resolution & Ohio Venue

Good-Faith Resolution First: Parties will attempt to resolve disputes by direct communication within 10 days of written notice (text/email is acceptable). Binding Arbitration: If not resolved, disputes will be settled by binding arbitration under Ohio law. Each party pays its own attorney fees unless an arbitrator awards otherwise. Venue / County Rule: Any permitted court action (ex: enforcing an arbitration award) will be filed in the Ohio county where the service address is located, including Hamilton (Cincinnati), Montgomery (Dayton), or Butler (Middletown) as applicable.
